A fogged-up window is a failed seal, not a failed window. The insulated glass unit has lost its argon and its insulating value. In most cases the frame is still sound, so we replace just the sealed glass unit, not the whole window. See our full foggy & broken glass service for the details.

EXTERIOR & INTERIOR CAULKING

Seals don’t last forever. As caulking dries and pulls away from the frame, you get drafts, moisture, and heat loss around a window that’s otherwise sound. We remove the failed sealant and re-seal, inside and out, with the right product for each joint. A small intervention that protects the frame, the wall behind it, and your energy bill. We check the full system first, so you’re sealing a window worth keeping.

HARDWARE

Cranks, hinges, locks, and handles wear out long before the rest of the window does. When the hardware is the point of failure, we replace the worn parts with quality components matched to your system, so the window opens, seals, and locks the way it should. We diagnose what’s actually failing before we recommend a fix, so you’re not replacing a whole window when it only needed the right part.

Seven components, one diagnostic check for each: the glass, the frame, the hardware, the weather seals, the exterior perimeter seal, the interior perimeter seal, and the installation condition. You’re walked through exactly what’s happening and why, so any recommendation is earned through diagnostics, not guesswork.

We explain your options in plain language: restore, replace, or a mix. We only recommend restoration when we can confidently stand behind an outcome of 25 years or more. Once you’re clear and aligned, we prepare materials and schedule the work.
