How We Get The Job Done

Tell us what tenants are reporting and what you are seeing: fogged units, water at the sill, doors that will not latch, drafts on a particular face of the building. Unit numbers and photos help. We start with the symptom, not a price.

assessment

We assess elevation by elevation rather than unit by unit, because buildings do not fail evenly. South and west faces take the most solar load and usually fail first, while north elevations can be years behind. You get a written scope that says which units need work now, which can wait, and why. That is what lets you stage the job across budget years instead of replacing everything at once.

Fabrication

Nothing is ordered until the board approves the scope. Once it is approved, sealed units are fabricated to the measurements taken on site and hardware is ordered to match what is already in the building. We confirm access requirements at this stage: swing stage or lift, unit access, tenant notice, and which hours the work can run.

Install Day

We work to the agreed schedule and access plan, keep the site clean between shifts, and hand back a unit-by-unit record of what was done. If something on site turns out differently from the assessment, you hear it from us before we proceed, not after.

WRE works with condominium corporations, property managers and boards across the Greater Toronto Area, in high-rise, mid-rise and low-rise residential buildings. Sealed units and glass, window and patio door hardware, operability, screens, perimeter sealing, drafts and water intrusion. One trade covers the whole assembly, so there is no finger pointing between vendors.

A failed seal, a draft and a water stain can present the same way to a resident and have completely different causes. If the diagnosis is wrong the complaint comes back and the corporation pays twice. We assess elevation by elevation, put our findings in writing, and separate what is common element from what is exclusive-use so chargebacks are not a guess. You get a scope you can take to a board meeting, not a number with no reasoning behind it.

We do scheduled work, not same day emergency board-up. If that is what you need we will say so on the phone rather than waste your time. And if the diagnosis points at the cladding or a flashing detail rather than the window, that is a building envelope contractor, not us, and we will tell you so in writing.

Insurance and WSIB: commercial general liability of $2,000,000 per occurrence and $2,000,000 general aggregate, including products and completed operations, cross liability, and $500,000 tenants legal liability. WSIB coverage in good standing. We issue certificates of insurance naming your corporation as additional insured, with waiver of subrogation and 30 day notice of cancellation. Send us your vendor requirements and we will have the certificate to you before the first attendance.
